How it's calculated
The standard amortizing-payment formula finds the fixed monthly amount that pays the loan to zero over the term. Early payments are mostly interest; later ones are mostly principal.
Assumptions
- Payment covers principal and interest only. Taxes, insurance, and HOA are not included.
- A fixed rate for the full term, compounded monthly.

Frequently asked questions
Does this include property tax and insurance?
No. It shows principal and interest only, which is the part set by your loan amount, rate, and term.
How can I pay less interest?
A shorter term or extra monthly principal both cut total interest sharply. See the Mortgage Payoff calculator.
